The RDN has received a zoning amendment for the property legally described as Lot 1, Section 13, Range 7, Cranberry District, Plan 17274. The subject property is currently zoned Residential 2 Subdivision District F (RS2F) (see Document Library), which allows a range of residential uses including Home Based Business, Secondary Suite, and one dwelling unit per hectare to a maximum or two dwelling units per parcel. The minimum permitted parcel size for subdivision is1.0 hectare.

The proposal is to rezone the subject property from Residential 2 Subdivision District ‘M’ (RS2M) to Medium Industry 1 Subdivision District ‘Z’ (MI1.4Z) to permit Medium Industry, Heavy Equipment Display, Light Industry, and Outdoor Sales as permitted uses and one dwelling unit, rental of moving vehicles accessory to Mini Storage, and Marshaling yard as accessory uses. A subzone is proposed to limit parcel coverage to 60%, maximum manufacturing floor area to 2,500 m2, and to allow accessory outdoor storage.

For the purpose of envisioning what could be constructed, the applicant has submitted a concept plan illustrating how a warehousing use could be established on the subject property.
