The RDN has received an application to amend the “Regional District of Nanaimo Land Use and Subdivision Bylaw No. 500” for properties located at 1340 Kipp Road and Lot 2 (PID 026232391) in Electoral Area A.
The subject properties, legally described as Lots 1 and 2, Section 14 and 15, Range 6, Cranberry District, Plan VIP78539 (1340 Kipp Road and PID 026232391) successfully underwent an amendment process to amend the RGS and OCP land use designation from ‘Rural Residential’ to 'South Wellington Light Industrial and Commercial Area' , pursuant to the Area A OCP. With this amendment, the land use designation now supports amendments to the zoning Bylaw 500, 1987 to re-zone the lands to industrial and commercial land uses on the subject properties.
The purpose of the application is to amend the current Residential 2 (RS2), Subdivision District 'D' (2.0 hectare minimum parcel size to Industrial 2 (IN2), Subdivision District 'Z' (no further subdivision) to facilitate expansion of the neighbouring business (VMAC) at 1329 & 1333 Kipp Road.
